Scope of Work

Roofing Systems

Ridge performed full roofing system replacements across the community, including a conversion from traditional asphalt shingle roofing to TPO (thermoplastic polyolefin) flat roofing systems on select buildings. TPO flat roofs offer superior long-term performance for low-slope applications, improved energy efficiency, and reduced maintenance costs — making the conversion a meaningful capital improvement for the property owner. Remaining buildings received complete shingle replacement with upgraded underlayment systems to extend service life.

Exterior Rehabilitation

The full exterior envelope of the community was addressed: siding, trim, fascia, soffits, gutters, and downspouts were repaired or replaced as needed. Exterior paint was refreshed across all buildings, restoring curb appeal and protecting the building envelope against the North Texas climate. Site and drainage improvements were incorporated to address long-standing water management issues common to aging communities of this era.

Interior Unit Renovations

Unit interiors received a modern refresh designed to meet current renter expectations in the DFW submarket. Work included:

Kitchens: New cabinetry, countertops, tile backsplash, and updated fixtures throughout. Select units received stainless-steel appliance packages.
Flooring: Wood-style luxury vinyl plank (LVP) flooring installed throughout living areas, replacing aging carpet and vinyl.
Bathrooms: Updated vanities, fixtures, and tile work to complement the kitchen and flooring upgrades.
Lighting and hardware: New lighting packages and updated hardware throughout each renovated unit.
